With full entitlement, VA sets no loan limit. If an earlier VA loan still uses part of your entitlement, the county limit sets how far the rest reaches.

How this tool works

Full entitlement. Since January 1, 2020, a veteran with full entitlement has no VA loan limit: VA guarantees 25% of the loan, and the loan is limited by what you qualify for and what the appraisal supports. You have full entitlement if you have never used it, or if it was restored.

Entitlement still in use. If an earlier VA loan is still open, or entitlement was lost and not restored, remaining entitlement is 25% of the county's one-unit conforming loan limit ($832,750 in most Colorado counties for 2026) less the entitlement charged. Lenders generally lend up to four times the remaining entitlement with no down payment. Above that, most want your entitlement and a down payment together to cover at least 25% of the loan, funding fee included. With entitlement in use, the benefit has been used before, so the after-first-use funding fee applies.

The earlier loan. A VA loan above $144,000 charged entitlement equal to 25% of the loan; smaller loans charged a tiered amount. Your Certificate of Eligibility shows the exact figure, and we confirm it before you make an offer.

A lender overlay. Before 2020, VA's guaranty stopped at 25% of the county limit, so a loan above the limit needed a down payment of about 25% of the amount above it. VA no longer works that way with full entitlement, but some lenders still ask for it on large loans. Turn on "Show a lender overlay" to see that case; we match you with a lender whose rules fit.

Common questions

Is there a VA loan limit?

Not with full entitlement, for loans closed on or after January 1, 2020. With entitlement still in use, the county limit sets how much of the loan your remaining entitlement covers with no down payment.

Can I have two VA loans at once?

Yes, if you have enough remaining entitlement. Keeping a home bought with a VA loan leaves its entitlement in use; this tool shows what remains for the next home.

How do I get my entitlement back?

Entitlement is restored when the earlier VA loan is paid off and that home is sold, or once, through a one-time restoration, when the loan is paid off and you keep the home. A qualified veteran can also take over the loan and substitute their entitlement.
