Rate change simulator
Rates move with the market every day. See what a move before you lock would do to the payment.
How this tool works
Mortgage rates tend to follow the bond market and can change every day, sometimes more than once. Economic news stronger than markets expected tends to push rates up and weaker news tends to pull them down, but other news moves them both ways, and no one predicts them reliably. Waiting for a better rate is a bet; locking when the numbers work is a decision. A lock holds your rate for a set number of days, as long as you close by then and your application does not change.
