Montezuma MortgageGet your Mortgage Plan

See your full monthly payment, including taxes, insurance and the correct mortgage insurance for each loan type. It uses the same math as your Mortgage Plan.

How this calculator works

It uses the same payment engine as the Mortgage Plan: the standard fixed-rate formula for principal and interest, plus each program's own rules for mortgage insurance and upfront fees. FHA, VA and USDA upfront fees are added to the loan, the way they usually are.

Taxes and insurance vary widely in Southwest Colorado, especially on acreage and in wildfire areas. Use your county assessor's figure and an actual insurance quote when you have them. To compare loan types side by side, see loan programs or how much you really need down.

Common questions

What is included in a mortgage payment?

A mortgage payment includes principal and interest, property tax, homeowners insurance, and mortgage insurance when the loan requires it. HOA dues are paid separately but belong in your budget, so you can add them here.

How is mortgage insurance figured for each loan type?

Conventional loans charge private mortgage insurance under 20% down; the rate here is an estimate you can change. FHA charges 1.75% upfront plus an annual premium. VA has no monthly mortgage insurance but a one-time funding fee unless you are exempt. USDA charges 1% upfront and 0.35% a year.

Where does each payment go?

Early payments are mostly interest; each month a little more goes to principal. Move See any payment to any month of the loan to see its split. To see what paying extra saves, use the extra payment planner.
